We are moving closer to having an updated Unified Land Development Code.
The ULDC regulates the use of land, the location and use of buildings and other site improvements, and the construction of public facilities and private improvements related to land development.
“We do have a draft ready,” said Rome-Floyd County Planning Director Brice Wood. “The city and county have formed a committee with two city commissioners and two county commissioners, and I will begin presenting it to them [this week]. Then, those two commissioners from each respective commission will then take it back to their respective bodies, and hopefully recommend that it get full approval and be adopted.”
One major change in the draft is the reduction in zones.
“We had a couple that were fairly redundant, and that’s just extra colors on a map that can be confusing,” Wood said. “We’ve merged a few. There are quite a few changes. One of the big things that I’m proud of is that we went from about 120 special-use permit requirements to about 20 or 15. Setbacks are more comparable to what the RD-built environment looks like for those established neighborhoods. So, fewer variance requests. We’ve reduced the parking requirement by at least 50 percent, sometimes more. So, that allows for a lot more infill development.”
The ULDC was adopted in 2001 and has not had a comprehensive update since then, although there have been amendments over the years.
